Well, the market continues to change and become location specific…feels like we are leveling out, for the most part .  Although we have sold only 3% fewer homes this fall compared to last fall nationally, and saw a 9% price increase year over year. Buyers, this is your time of year, pricing goes flat now through November with a slight jump in December…that has been the pattern for the past 5 years.

Here in the Bay Area, certain homes are still seeing an increase in value, but generally seem to be leveling off…except in the entry level pricing at $400-700K.  Homes are still under-listed in other price points and we still have some homes that become very popular and sell for exuberant prices, but we are seeing some leveling at this point.

CONGRATULATIONS Susan and Cathy!!!!!  These ladies just sold 135 RENFREW for $580K!!! Now, we knew we would get an offer in the high 400s to low 500s…but we did not expect this way, big, price!  They did all the right stuff to keep the charm and achieve a very nice sales price! We have talked about buying appreciation in the past and folks go…huh?  Well, this is a perfect example of this…the property appraised for $525K, the buyers had a very large down payment and were able to pull that $55K from there.  This is happening more and more, but these folks would not have been able to take the day so to speak, without their non-contingent offer at that price we had 3 offers over $550K…this speaks volumes to the property…listed at $419K!
